If your home is:

Ready to show well
Properly priced
In a desirable Langley neighbourhood

I would generally recommend listing now rather than waiting for fall.

The biggest risk today isn't interest rates—it's competing against increasing inventory. In a buyer's market, being one of the best listings available now is often better than being one of many listings in September.

For Langley specifically, I expect:

Prices to remain relatively stable through summer
Inventory to stay elevated
Buyers to remain selective and price-sensitive
No major boost from interest rates in the fall unless something unexpected changes economically.

That said, a lot of factors come into play.
Are you buying again? Moving out of area? Upsizing or downsizing?
There is a big difference.
Regardless of the market, personal timing is everything.

📊 Langley Detached Market Update

Take a look at this 12-month inventory graph. Active listings have been climbing, yet they’re still 16% lower than May 2025, and sales are up too.

So why are some sellers having trouble?

Because buyers have more choice. A simple search for detached homes in Langley with 3+ bedrooms, 2+ bathrooms, under $1.5M shows 184 listings. Even narrowing it to 2,000+ sq. ft., a double garage, and a lot over 5,800 sq. ft. still leaves 50 homes competing for attention. ( Link for these 50 in the comments )

In this market, simply putting up a sign isn’t enough. Strategic pricing, professional marketing, and knowing how to position your home can make all the difference.

If you're considering selling in the Fraser Valley, I would lean toward listing before or during the summer rather than waiting for fall, unless there is a specific reason your home will show significantly better later in the year.

Here's why:

Reasons to Sell Now (June–July)

✅ Interest rates are stable
The Bank of Canada just held its overnight rate at 2.25%, and most economists expect rates to remain relatively unchanged through the rest of 2026. Buyers are no longer sitting on the sidelines waiting for the next rate cut.

✅ Buyers have adjusted to current rates
The uncertainty of "should I buy now or wait for lower rates?" is largely gone. Many buyers are accepting today's financing costs and moving forward.

✅ Homes show better in summer
Gardens, patios, pools, outdoor living spaces, and natural light all help create stronger emotional appeal.

✅ Families want to move before school starts
This is especially true in Langley, Walnut Grove, Murrayville, and Brookswood. Many buyers want possession before September.

Reasons Some Sellers Wait Until Fall

✅ Historically, September can bring a second wave of buyers after summer vacations.

However...

⚠️ Fraser Valley remains a buyer's market with inventory over 10,000 listings and a sales-to-active-listings ratio around 11%. Buyers currently have plenty of choice and negotiating power. Waiting until fall doesn't guarantee stronger prices.

⚠️ More sellers often return to the market in September, creating additional competition.
