When you’re buying and selling at the same time, timing can matter just as much as the sale itself.

Closing dates don’t always line up perfectly with your move-out and move-in dates. That small gap—or overlap—can quickly turn moving week into a stressful experience.

Here are a couple of options that may help:

🔑 Occupancy Agreement: If you’ve sold your home but need a little extra time, an occupancy agreement may allow you to stay in the home for an agreed period after closing.

🏠 Delayed Possession: If you need more time before moving into your new home, your agent may be able to negotiate a delayed possession date with the seller.

⏰ Build in a Buffer: Last-minute closing delays can happen, so having some flexibility in your timeline can help you avoid unnecessary stress, temporary storage, double moves, or overlapping leases.

5 Questions to Ask Your Moving Company

Relocating to a new home is a major undertaking. Packing up your belongings, hauling everything out and loading it all onto a truck is demanding work, and that's before you factor in setting up utilities and getting your new space ready.
Bringing in professional movers can help ease that stress and give you peace of mind that your possessions will be handled with care from start to finish.

Of course, not all moving companies are created equal. Before you hire, here are five key questions to ask:

Are you licensed, bonded and insured?
The company should hold proper licensing to transport your belongings, along with insurance and bonding to protect you against liability and theft.

Do you handle everything in-house?
Some movers manage only part of the job and subcontract the rest. Make sure you know exactly who will be handling your move at every stage.

How long have you been in business?
Ask about their track record and how they train their staff, and request references. Online reviews are worth checking as well.

Are there items you won't move?
Pianos, fi****ms and high-value belongings are commonly excluded. Clarify upfront what you'll need to arrange on your own.

What equipment do you carry?
