The bill limits large institutional investors from buying additional single-family rental homes once they control 350+ homes, while conventional multifamily apartments are carved out.

That could create a potential tailwind for apartment demand.

🔹 New limits on large single-family rental investors
🔹 Multifamily apartments are not included in the restriction
🔹 FHA multifamily loan limits would be raised and indexed
🔹 Certain HUD-funded and infill projects could see reduced review friction
