🚨 ATTENTION: You do NOT have to be a first-time home buyer to purchase with as little as 5% down in Ontario.

One of the biggest myths I hear is, “I need 20% down to buy a home.”

In reality, the minimum down payment is:

✅ 5% on the first $500,000
✅ 10% on the portion between $500,000 and $1.5M

Example 👇

🏡 Purchase Price: $600,000

• 5% of the first $500,000 = $25,000
• 10% of the remaining $100,000 = $10,000

💰 Minimum Down Payment Required = $35,000

Don’t forget you’ll also want to budget an additional 1-3% of the purchase price for closing costs, including:
✔️ Legal fees
✔️ Land transfer tax
✔️ Title insurance
✔️ Adjustments

The best part? These minimum down payment rules apply whether you’re a first-time buyer or not.
