📊 October Market Update for Belleville...

In October, we saw 58 homes sell locally with an average price of ~ $460,000. Detached homes led the way at about $502,500, and most properties sold for about 98% of asking, which tells us pricing right still matters a lot.

For the bigger picture: 635 homes have sold so far this year at an average price of ~$535,000. Detached homes sold at an average of $561,000 YTD. That’s actually a pretty steady and healthy market overall, not crazy highs, not rock-bottom lows, just balanced and moving.

What does this mean?

Buyers still have selection (inventory is up).

Sellers can still get strong results when priced strategically.

The market is active, just less rushed and more thoughtful than the peak years.

Translation:
This is a market for people who like clarity, fairness, and real negotiating power.

INTEREST RATE DROP

The Bank of Canada made their second last announcement of the year and have decided to decrease the policy interest rate by 25 bps. It now sits at 2.25%.

This means variable rate borrowers will see a reduction to their rates of 0.25%!

The bank noted that GDP growth is expected to be weak for the second half of this year but start to strengthen next year. The labour market is still soft especially in trade sensitive sectors. Inflation is expected to ease over the rest of the year. This combination of data has encouraged the Bank to decrease the policy interest rate in hopes to help the economy through this period.

The next announcement is scheduled for December 10, 2025.
