Just Purchased 🌊

Some homes don't wait around, and neither did my clients.

They stumbled onto this Muscote Bay waterfront property completely by accident. They weren't planning a move at all. Then they walked through it, heard it was heading to market in just a couple of days, and everything changed.

A few days ago Janna came to get me while I was working. "Jake, you have to meet these guests."

Twenty minutes into that meeting and conversation, and I was completely floored.

Jocelyn Toy is the seventh generation of kung fu masters in an unbroken father to son line. Started training at four. In 2008 he took gold at the Kung Fu Masters Championship in Malaysia, medal placed around his neck by the Grand Master of the Shaolin Temple, and that same year he choreographed martial arts performances for the Beijing Olympics. He trained as a military pilot. One great grandfather came here as a railway labourer. Another was the Premier of Quebec.

That's not even half of it.

I've had a bad shoulder since high school. Reinjured it in January and it has bothered me ever since. For weeks I'd been researching plasma energy and pulsed electromagnetic field therapy, wishing I could try a machine before spending thousands on one.

Turns out that's his life's work now. He has a passion for helping people recover from serious illness, including cancer, PTSD, Alzheimer's disease, Parkinson's, degenerate eye disease and many other ailments. He runs clinics doing exactly this.

He offered me to try it. Three days, a few sessions, about two and a half hours total. With the support of his wonderful partner, Genevieve, I felt a real connection to these two.

My shoulder is better now than it has been all year. I told myself it was placebo. They left, my last session was a couple of days ago and it is still improving. That's not placebo.

You never know who is going to walk through the door.

Does a pollinator garden actually add value when it comes time to sell? A few years ago the answer would have been no. However, that's changing fast!

New on the blog: I dug into what native, pollinator-friendly gardens do to home value here in the County. The short version is that buyers are starting to see a well-designed naturalized yard as a feature, not a chore.

A few things I get into:
🌾 Why "wild" and "intentional" are two very different things to a buyer (clean edges and a mowed frame do a lot of the work)
🐝 Native plants like coneflower, milkweed and bee balm that thrive in County conditions with less water and less fuss
💧 Why low-water gardens make so much sense out here, from well systems to lake winds to second homes that sit empty part of the year

Some sales hit different.

When I say this one was a couple of years in the making, it literally was. We looked, we waited, we passed on a few that were close but not quite right.
