“I can't afford to buy in Clarington.”

Maybe.

But have you actually done the math lately? 👀

Clarington's August market stats show that while the average detached home sold for more than $825K, there are much lower-priced entry points into the market.

August averages included approximately:

🏢 Condo apartments — $482K
🏠 Semi-detached — $550K
🔑 Townhomes — $662K

And here's the part many first-time buyers don't realize:

You don't necessarily need 10% or 20% down.

Under Canada's minimum down-payment rules:

$550,000 home → $30,000 minimum down
$600,000 home → $35,000 minimum down
$650,000 home → $40,000 minimum down

That's because the minimum for a home in this range is 5% of the first $500,000 + 10% of the amount above $500,000.

With less than 20% down, mortgage-default insurance will generally be required, and qualifying for the mortgage is a separate question. You'll also need money for closing costs.

But here's the point:

Don't eliminate yourself from the housing market based on what you think you need.

You may be closer than you realize.

Low Ceilings: Cozy... or Claustrophobic?

And suddenly you're ducking.

🚩 Red Flag?

Sometimes.

Lower ceilings are common in older homes, particularly in basements.

What buyers should know:

✅ Ceiling height may simply reflect the era in which the home was built.

⚠️ Low ceilings can make a space feel smaller and may limit future renovation options.

⚠️ In some cases, finished spaces with insufficient ceiling height may not meet today's building code requirements for living space.
