For May 2026 vs 2025, you will notice transactions are up or down depending on where you live. The average sale price is down when comparing to last year at this time.

The good news is, when looking at May 2026 vs April 2026, transactions in most communities are starting to increase and the average sale price is up just a little bit. Buyers are starting to become more active! Inventory isn't quite as high as we thought it would be at this time of year, but we are starting to see transactions and the average sale price increase as the year goes on.
