💰 5 Costs First-Time Buyers Forget About
Buying your first home is exciting, but a lot of people get surprised by the extra costs. Here are 5 that new buyers often miss:
Land Transfer Tax — In Toronto, you pay both Ontario AND city land transfer tax. On a $700K home, that's about $20,000. First-time buyers get a rebate, but it doesn't cover everything.
Home Inspection — Usually $400-$600. Worth every penny. Never skip this.
Lawyer Fees — A real estate lawyer costs around $1,500-$2,500. They handle all the legal paperwork.
Moving Costs — Budget $500-$2,000 depending on how much stuff you have.
Home Insurance — Your lender will require this before closing. Usually $100-$200/month.
My job is to make sure you know ALL the costs upfront — no surprises. I walk every client through the numbers before we even start looking.
