Let’s talk strategy, because this part matters. 🏡♟️

Most buyers think negotiations start when the offer is written.

Wrong.

The negotiation starts the moment you pull into the driveway.

Listing agents are trained to notice everything during a showing, and many buyers accidentally reveal their entire game plan before they’ve even made an offer.

👀 They’re watching:✔️ How long you stay✔️ What you photograph✔️ What you say (especially in the kitchen)✔️ Your body language with your partner✔️ Whether you blurt out, “This is the one!”

And yes... all of it gets reported back to the seller.

That excitement you show can cost you thousands at the negotiation table.

🚩 Common mistakes buyers make:

❌ Getting too excited in front of the listing agentThe moment you say, “We love it,” your maximum price becomes the seller’s starting point.

“Looks fine” is not a number. Numbers help you budget.

2️⃣ Did you notice anything that needs a specialist?
Structural, electrical, plumbing… some problems wear disguises.

3️⃣ What are the top 2 to 3 issues that would concern YOU if this were your own home?

4️⃣ Is the electrical panel strong enough for modern living?
