Hamilton Cuts Charges to Unlock Housing | I help wonderful people buy & sell great homes - its an honour when you refer your family, friends and neighbours!
Hamilton’s decision to eliminate residential development charges from March 30, 2026, through March 31, 2029, could be a real game-changer for anyone considering a move in our city. With the city now eligible for up to $572 million in funding, the estimated construction cost per home may drop by as much as $100,400—a significant difference when you’re making such an important investment. More than 31,000 new homes could be unlocked across Hamilton thanks to these changes, opening the door for buyers and sellers alike. There’s also potential for much-needed upgrades to our water and wastewater treatment plant, a pumping station, and improvements to key roads like Rymal. One planned redevelopment on Rymal Road East, with 812 units, could benefit from these lower charges, and the proposed road widening may help construction move ahead. Of course, all of this depends on government agreements and project approvals, and while the 812-unit project wouldn’t receive infrastructure funding, the shift in policy signals a commitment to opening up new possibilities for homeownership in Hamilton. As someone who’s helped clients navigate the journey from their first home to retirement downsizing, I see firsthand how changes like these can shape our choices—and our neighborhoods.

Ontario Builders Prepare for Growth with New Investments
It’s no secret that building a home in Ontario comes with its challenges, but recent tariff disputes between Canada and the U.S. have brought new hurdles to the process. These disputes are driving up construction costs by $9,000–$14,000 for single homes and a staggering $18,000–$28,000 for mid-rise units. For families dreaming of a new place to call home, these increases ripple through every aspect—materials, jobs, and the very affordability that keeps our communities thriving. As someone who’s personally navigated every step from buying to selling and downsizing, I know firsthand how important it is to understand these shifts. My commitment remains the same: to guide you with honesty and genuine care, making sure you have the information you need to make the right move—no matter what the market throws our way.

Ontario HST Rebates Boost New Home Sales | I help wonderful people buy & sell great homes - its an honour when you refer your family, friends and neighbours!
As someone who’s walked alongside many of you through the ups and downs of the Ontario housing market, I’ve seen firsthand how tax policies can tip the scales for homebuyers. The temporary HST relief in Ontario was a clear example—while it offered some breathing room by easing affordability pressures and boosting buyer confidence, it also highlighted just how much taxes, fees, and levies weigh on new home construction. Builders are already juggling rising material and labour costs, slow approval processes, and a maze of regulations. When tax relief is only temporary—and when delays in rollout leave everyone waiting—it just isn’t enough to kickstart stalled housing activity.

Highrise condo projects, in particular, really felt the pinch. Their long timelines make short-term fixes less effective, and that’s a concern for anyone dreaming of a new home in the next wave of developments. Industry voices are calling for a more lasting solution: permanent HST relief, or even removing the tax from new homes altogether. That’s the kind of change that could help us reach the goal of 1.5 million new homes by 2031, turning real opportunities into real addresses for families across Ontario. I’m committed to helping you navigate these changes with honesty and genuine care—so every step toward your next home is one you take with confidence.

Home Developers Ready to Adapt to Canadian Tariffs
Recent news about Canada’s potential retaliatory tariffs on U.S. goods has many home builders taking extra precautions. With the cost of hardwoods, cabinets, and appliances possibly rising—on top of the lumber price increases we’ve all seen since the pandemic—builders are locking in longer-term contracts. Their aim? To shield future homeowners from sudden jumps in costs, even as trade policies remain unpredictable. As someone who’s guided clients through every kind of market, I know how important it is to navigate these shifts with honesty and care. My commitment remains to help Wonderful People buy and sell Great Homes, making sure you’re informed and supported every step of the way—even as the industry evolves.

Canadian real estate market finally begins to show signs of recovery, according to RBC
There’s a renewed sense of hope in the Canadian real estate market, with recovery taking shape through rising sales, more balanced inventories, and modest price growth. According to RBC, we may see a dip in sales by 2026 before numbers climb again in 2027. Ontario and British Columbia are seeing a gentler bounce-back in the condo sector, while there’s potential for interest rates to rise that year as well. Through every shift—whether you’re dreaming of your first home or planning your next step—I’m here to share honest advice and real experience, so you can feel confident about your decisions in a changing market. It’s my privilege to help wonderful people find their next great home, no matter where we are in the cycle.
