The GTA housing market is giving buyers something we haven’t seen in a while: time.
September brought another month of slower activity across the GTA:
• 5,040 homes sold, down 9% from September 2025
• New listings were down 14.4% year-over-year
• Average selling price: $1,006,409, down 5.1% from last year
• The MLS® HPI Composite benchmark was down 4.7%
But here’s what I find more interesting than the numbers…
Buyers are still waiting.
Uncertainty around the economy, inflation and borrowing costs continues to keep people on the sidelines. At the same time, fewer homes are coming onto the market.
For buyers who are financially ready, this can mean more time to make a decision and more room to negotiate.
For sellers, fewer competing listings may sound encouraging, but buyers are still being selective. Pricing correctly and presenting the home well remain important.
There is also a significant amount of pent-up demand. Many households still plan to buy, but they want more confidence in the economy and their financial situation first.
The market may be quieter right now, but that could change when confidence starts to return.
