📣Let’s clear up one of the biggest misconceptions in Ontario real estate!

A home inspection is NOT a pass or fail ✔ ✖

After being involved in hundreds of home inspections throughout my career, I can tell you—it has never been about passing or failing a property.

▪️A home inspection is an educational tool.

▪️It’s designed to give a buyer a clear understanding of how a home operates, its current condition, and what to expect moving forward.

▪️Inspectors go through the property thoroughly—room by room, inside and out—documenting everything from minor maintenance items to larger concerns.

▪️They’ll outline what needs immediate attention, what should be addressed over time, and what simply needs to be monitored.

The real focus?

▪️Major structural issues and health or safety concerns.

Now here’s where it really matters—and where a lot of people get it wrong!

A home inspection condition is not automatically a “free pass” to walk away from a deal.

▪️The protection is only as strong as the wording in the Agreement of Purchase and Sale.

A properly drafted condition should clearly state that the inspection must be “satisfactory to the Buyer in the Buyer’s sole and absolute discretion.”

That wording is critical because it gives the buyer unilateral control.

▪️What that means in plain terms

The buyer alone decides if they are satisfied—no debate, no justification required.

Without that language, things can get messy.

Sellers may argue that...
▪️the issue is minor
▪️they offered to fix it
▪️the buyer is being unreasonable

Strong wording eliminates that grey area.

At the end of the day, if the inspection reveals issues the buyer isn’t comfortable taking on, the seller isn’t willing to address them, or there’s no agreement on price adjustment—the buyer can choose not to proceed.

And with the right wording in place, that means the agreement becomes null and void and the deposit is returned in full.

Another big one!

▪️Buyers should ALWAYS attend the home inspection.

This is your opportunity to ask questions, understand the home, and learn how everything functions.

Skipping it means missing out on critical insight into what is likely your largest investment.

▪️There is no scorecard.
▪️No pass.
▪️No fail.

A home inspection gives you information.
And a properly written condition gives you the ability to decide what to do with it 🤍

The Bank of Canada met for the third time this year today, with five additional rate announcements still scheduled for 2026, meaning we are far from done navigating this evolving rate environment.

As expected, the overnight lending rate has remained unchanged at 2.25%, and as a result, prime continues to hold at 4.45%.

This continued pause signals a very intentional approach by the Bank, one that reflects ongoing economic uncertainty, inflation pressures, and global volatility. We are firmly in a data-driven, wait-and-see cycle, where each announcement carries weight.

📊 What this means right now:
✔️ Variable-rate mortgages & HELOCs: No change, payments remain stable

✔️ Buyers: This creates a window of predictability and opportunity, but strategy is everything

✔️ Homeowners: A holding rate environment is the time to review and optimize your mortgage structure
