Finding the right tenant is what turns a rental into a stress-free investment 🏡🔑
Here’s how I help my clients find a good fit and avoid headaches later:

Start with your non-negotiables
Don’t just list the place and cross your fingers. Know your must haves upfront like income expectations, move in timing, pets, etc. It makes everything easier right from the start.

Ask smart and legal questions
Focus on the stuff that actually matters. Employment, rental history, and who will be living in the home. Skip personal questions like age, religion, or family status. Those are a no go.

Pre screen before showings
This one’s a game changer. A simple questionnaire before booking a showing saves so much time and helps w**d out people who aren’t a good match.

Always verify
Trust is great, but proof is better. Credit checks and references are a must. A good guideline is rent should be around 35% or less of gross income so it’s truly affordable.

Meet them and keep it consistent
An in person meeting tells you a lot about how someone communicates and takes care of things. Always use the same screening process for everyone. Fair, consistent, and legally sound.
