💲 Financing Issues: A pre-approval is not a guarantee. Lenders may re-verify income or credit, interest rates may change, employment status can shift, or the home appraisal may come in lower than the offered price, leaving a gap the buyer cannot cover.

🏚 Home Inspection Issues: Buyers only need to state they are "not satisfied" with the inspection to walk away—they do not have to prove major structural defects. Disagreements over repair costs or anxiety about routine maintenance are common deal-breakers. That said, this should be done only in good faith.

📃Status Certificate Issues: For condo sales, buyers and their lawyers review the condo corporation's health. Low reserve funds, upcoming special assessments, pending lawsuits, or unexpected rules (e.g., pet number limits) can cause a buyer to cancel.
