📊 November 2025 CREA Market Update: What I’m Seeing on the Ground

As we head toward the end of 2025, national housing activity is showing signs of stability rather than momentum. According to the latest CREA statistics, home sales across Canada dipped just 0.6% in November, remaining well above the spring slowdown and largely unchanged since mid-summer.

From MY perspective as a realtor, this reflects a market that’s paused—not pulling back.

🏡 Buyers and sellers are still active, but decisions are more intentional as we approach year-end. I’m seeing slightly softer pricing in some areas and more strategic price adjustments aimed at keeping deals moving before 2026.

CREA’s Senior Economist, Shaun Cathcart, also highlighted an important shift: the Bank of Canada has signaled that interest rates are likely at their peak 📉.

For many buyers—especially those considering fixed-rate mortgages—this is the clarity they’ve been waiting for and should help support increased activity heading into next year 🚦.

✨ November market highlights:
• 📉 National home sales declined 0.6% month-over-month
• 📆 Sales were 10.7% lower than November 2024
• 🏘️ New listings dropped 1.6%, keeping inventory tight
• 💲 The MLS® Home Price Index fell 0.4% month-over-month and 3.7% year-over-year
• 📊 The national average sale price was down 2% year-over-year
• ⚖️ The sales-to-new-listings ratio tightened to 52.7%, still well within balanced-market territory

Overall, we’re operating in a balanced market—a healthy environment for both sides. ✅ Buyers are seeing more negotiating opportunities, while sellers continue to benefit from smart pricing and strong presentation.
