So… what exactly is a POTL? 🏡⠀
⠀
POTL stands for Parcel of Tied Land.⠀
⠀
You’ll see them a lot in newer townhome developments, especially across Durham Region.⠀
⠀
The easiest way to think about it:⠀
⠀
You own the house.⠀
You own the land.⠀
But your property is tied to a corporation that manages certain shared areas.⠀
⠀
That corporation may be responsible for things like private roads, visitor parking, landscaping or other common elements.⠀
⠀
Because of that, you pay a monthly fee to help maintain those shared areas.⠀
⠀
The big difference from a traditional condo townhome is that you generally own your home and lot as freehold, rather than owning a condo unit.⠀
⠀
But there’s an important catch:⠀
⠀
You don’t get to simply opt out of the fee. It’s tied to the property, and there are obligations that come with it.⠀
⠀
So if you’re buying a POTL, don’t just ask:⠀
⠀
“What’s the monthly fee?”⠀
⠀
Ask:⠀
⠀
• What exactly does the fee cover?⠀
• How is the corporation managed?⠀
• How healthy is the reserve fund?⠀
• Can the fee increase?⠀
• What are my responsibilities as the homeowner?⠀
• How will the fee affect my mortgage qualification?⠀
⠀
POTLs aren’t necessarily good or bad.⠀
⠀
You just need to understand what you’re buying.⠀
⠀
And before you firm up an offer, have your lawyer review the status certificate and related documents.⠀

The move-up math nobody runs.

$800K house, $1.1M target. Gap: $300K.

Market drops 5%. Your house loses $40K — that’s the part you feel. The house you want loses $55K — that’s the part you don’t.

New gap: $285K.

You didn’t sell low. You closed a shorter gap.

The bigger the spread between what you own and what you want, the more a soft market works in your favour. Move up when it’s soft. Move down when it’s hot.

Most people do the exact opposite — and wait for the “recovery” that makes their upgrade more expensive.

What a fantastic day! ⛳❤️

A huge thank you to everyone who came out to support Derek and David’s Transylvania Ride for Shelter. Despite a little rain, we had an incredible day on the course—and together, we raised an amazing $18,000 in support of the Royal LePage Shelter Foundation. Your generosity will make a real difference for women and children in our community and Bowmanville Bethesda House

The good times kept rolling and into dinner where David Baird was lucky enough to win the 50/50 totally more than $1,000. It was an easy decision for him to donate it right back to the cause.
