The Durham market is shifting, but the story looks different depending on where you are.
September brought a few interesting changes across the region:
š” 1,840 new listings ā up 414 from August
š 2,635 active listings ā up 209
š 525 sales ā down 43
ā³ 31 average days on market ā down 2 days
š° $829,993 average sale price ā up $6,840
So while more homes came to market and the average sale price ticked up, fewer homes actually sold.
And when you break the numbers down by town, the differences become even more important.
Pickering: $923,270
Ajax: $835,867
Whitby: $885,319
Oshawa: $680,252
Clarington: $780,332
Brock: $617,600
Scugog: $1,014,328
The takeaway? There isnāt one Durham Region market.
Neighbourhood, property type, price point and local buyer demand can all change the story.
Thatās why we donāt just look at the headline number. We look at whatās happening where you live, what youāre selling and who youāre competing against.
