Definitely don't do #3 ⚠️

1) Buy a home with an unauthorized suite without checking the city’s legal requirements.
In Surrey and Langley, people love to advertise a basement suite as a guaranteed mortgage helper. What they do not tell you is that unpermitted additions, parking rules, or utility restrictions can backfire quickly. I always dig into city files before recommending a multi-gen or suite property to a buyer.

2) Assume a big lot means you can park your RV or boat without looking at covenants.
Finding a 10,000+ sq ft lot in Cloverwoods or Clayton is amazing, but neighborhood building restrictions or local bylaws can still restrict where you store your recreational toys. I check titles and lot covenants line by line so my clients never get hit with surprise fines after moving in.

3) Overprice a listing to "see what happens."
Testing the market by starting $50,000 too high usually ends one way. Your home sits, gets stale, and ends up selling for less than it would have if it was priced correctly on day one. Modern buyers in the Valley are educated. Proper pricing and strong presentation will always beat test pricing.

4) Skip reading the strata minutes for townhomes and rooftop condos.
A gorgeous rooftop terrace or low strata fee means nothing if the building is facing a massive special assessment next year. I walk through two to three years of council meeting notes, contingency reserves, and depreciation reports before letting my buyers sign off.

5) Ignore future infrastructure plans when looking at long term property value.
Real estate value in the Valley is heavily tied to what is coming down the road, like the SkyTrain extension along Fraser Highway or new hospital developments. I do not evaluate a house based only on how it looks today. I look at what the entire neighborhood will look like five to ten years from now.
