UTILITY LOCATES

What you can’t see can cost you. And on a construction site, it usually does.

Underground utilities are everywhere:
• Electrical
• Water
• Sewer
• Gas
• Communications
👉 And not all of them are where you think they are

We see the same situation play out over and over:
• A project starts
• Excavation begins
• Everything seems fine
Then...
• A line is hit
• Work stops immediately
• Crews are pulled off
• The schedule gets disrupted

Here’s the reality:
Utility hits don’t happen because people are careless. They happen because:
• Records are incomplete
• Previous installs aren’t documented
• Assumptions are made
• Conditions change over time

DIFFERENT BOUNDARIES DIFFERENT RIGHTS

There’s more than one kind of boundary on a property. And most people only think about one.

When people hear “boundary,” they think:
👉 The property line
👉 The corner pins
👉 Ownership limits

But that’s only part of the picture.

In reality, every property can be affected by multiple boundaries:
• Easements that allow others to use part of the land
• Environmental buffers that restrict development
• Setbacks that limit where structures can go
• Rights-of-way that provide access
👉 All of these impact what you can actually do with the land

Here’s the reality:
Owning property doesn’t always mean full use of it.

Property rights are shaped by:
• Legal title
• Registered interests
• Planning constraints

Boundary surveys bring all of these together into one clear picture.

Where issues start:
• Building too close to a line
• Overlooking an easement
• Designing without understanding setbacks
• Assuming everything inside the boundary is usable

A day out of the field, but definitely not a day off! 😎📐

Last week, the Spade team got together for a good old-fashioned team meeting - because apparently, we can’t solve everything with a tape measure and a GPS. 😉

We spent the day talking through best practices, operating procedures, what’s working, what could work better, and where we’re headed next.

There was plenty of good discussion, a few great ideas, and probably at least a little bit of “well, that’s not how we’ve been doing it…” 😂

And naturally, all that talking works up an appetite. We took a break for lunch in downtown Dartmouth before getting back to business.

A productive day with a great group of people — and we’re pretty excited about what’s ahead for Spade! 🧭

..Two things can be true.

Today’s sighting: Steve, emerging from the woods and making his way through the deep grass like he’s either heading back to the truck… or returning from an important woodland meeting.

We’re not entirely sure what he was up to, but we do know that surveying sometimes takes you places the average person probably wouldn’t wander into. 🌲👀

LAND SURVEYING – BEHIND THE SCENES

Most people think surveying is just fieldwork. It’s not.

Before we ever step on site, the real work begins:
• Reviewing deeds, plans, and legal descriptions
• Analyzing adjoining properties
• Identifying potential conflicts in records
• Building a survey strategy

Fieldwork is where we collect evidence - not where we define the boundary.

Then after we leave the site, the work continues:
• Processing and adjusting measurements
• Reconciling field evidence with records
• Resolving discrepancies between deeds and plans
• Applying professional judgment

A boundary isn’t just measured - it’s interpreted and resolved based on evidence.

That’s what turns data into something legally defensible.

What you see on a plan is the result of hours of research, analysis, and decision-making - not just time in the field.

WILDLIFE WEDNESDAY: The Backyard Guest 🐰

Spotted casually hanging out in the yard: one very cute little rabbit who appears to have made himself quite comfortable.

But then we noticed the tennis ball. 👀

Does this yard have a dog? Is our furry visitor stopping by for the occasional leftover kibble? Is there a secret bunny/dog friendship happening that we know nothing about?

We have questions. 🐰 Who do you think is visiting whom?

“Why doesn’t this fit?”

It’s one of the most expensive questions on a construction site.
Everything looked right on the drawings.
Everything looked right during layout.

Then install day comes:
• Steel doesn’t line up
• Anchor bolts are off
• Walls don’t match openings
• Services miss their targets

👉 And suddenly, nothing fits the way it should

Here’s the reality:
Things don’t fail all at once on site.

They fail in small steps.
• A slight control issue
• A small layout deviation
• A tolerance misunderstanding
• A missed check

Individually? Minor.
Stacked together?
👉 Enough to throw the build out.

Even small deviations can escalate quickly.

A few millimetres here…

A few millimetres there…

➡ By the time components come together, they no longer align
➡ Rework becomes unavoidable
➡ Schedules and costs take the hit

Small layout errors compound into much larger problems downstream

Most fit-up problems come from the same sources:
• Control that isn’t fully reliable
• Layout based on incomplete or unverified data
• Misunderstood tolerances between trades
• Differences between design and actual site conditions

The misconception:
If each trade is accurate, everything will fit.

The reality:
Accuracy needs to be consistent across the entire project
✅ same control
✅ same reference
✅ same understanding of tolerance

The projects that run clean do this differently:
✅ Control is solid and consistent (NSCRS-based)
✅ Layout is verified, not assumed
✅ Tolerances are understood between trades
✅ Checks happen before install — not after

If things don’t fit on site, it’s rarely a single mistake

It’s the accumulation of small ones.
