Are Home Prices Going Down?
We have recently heard more conversations about home prices declining in Greater Moncton. With more properties available, more price adjustments and homes generally taking longer to sell, it is understandable why many people feel the market is changing.
But are property values actually lower?
According to the MLS® Home Price Index, the benchmark price for Greater Moncton was $378,700 in August 2026, compared with $362,800 one year ago. That represents an increase of 4.4%.
The three major communities show similar results:
• Moncton: up 5.6%
• Dieppe: up 5.4%
• Riverview: up 5.4%
Of the 48 Greater Moncton areas and benchmarks included in the report, 38 recorded a higher value than 12 months ago.
However, there is another side to the story. The Greater Moncton benchmark was $404,200 three months ago. This means that prices have softened since the spring, even though they generally remain higher than they were one year ago.
Both statements can therefore be true: prices have recently moved downward, but most property values remain above last year’s levels.
It is also important to understand the difference between the average selling price and the Home Price Index. The average price can change depending on the types of properties sold during a particular month. If more expensive homes sell, the average rises; if more lower-priced properties sell, it falls.
The HPI instead follows the benchmark value of a typical property while accounting for its characteristics and location. This generally provides a clearer picture of how underlying property values are changing over time.
Our market is certainly evolving. Buyers have more choices; sellers are facing more competition and accurate pricing is becoming increasingly important. However, the current data does not indicate that property values are broadly lower than they were one year ago.
