Selling a house is stressful, so don't overcomplicate it! If you only do three things before the "For Sale" sign goes up, make it these:

1. Fix the "Small Stuff"

Little problems scream "this house isn't cared for" to a buyer. Walk through your home and make simple fixes.
- Tighten loose doorknobs.
- Fix dripping faucets.
- Replace any burnt-out lightbulbs (make sure they all match!).
- Patch and paint small holes in the walls.

2. The "Hotel Clean"

You want your home to feel like a high-end rental. Buyers want to see the space, not your stuff.
- Declutter: Clear off the kitchen counters and bathroom vanities.
- Depersonalize: Take down the family photos and fridge magnets.
- Deep Clean: Focus on the windows, baseboards, and floors. Clean windows make the whole house look brighter and newer.

3. Service the "Guts"

The biggest deal-breakers for buyers are the expensive systems. Show them you’ve done the work:
- HVAC: Change the furnace filter and have a pro give it a quick "tune-up."
- Curb Appeal: Trim the bushes, mow the lawn, and make sure the front door looks inviting.

If a pipe bursts or a leak goes rogue, every second counts! You don’t want to be playing "Hide and Seek" with your Main Water Shut-Off while your floors are going for a swim. 🛶

Where’s it hiding? Check the usual suspects:
📍 The basement (near the front wall)
📍 The crawlspace
📍 A utility closet
📍 Near the water heater

Pro Tip: Find it TODAY, and make sure everyone in the house knows how to turn it clockwise (Righty-Tighty!) to save the day. 🦸‍♂️

While "every 3 months" is the standard rule of thumb, it isn't a one-size-fits-all solution.

The frequency for changing your furnace filter depends largely on the thickness of the filter and your household environment.
The thicker the filter, the more surface area it has to trap dust, meaning it lasts longer.

How to Tell It’s Time (The "Light Test")
If you aren't sure if it's time, pull the filter out and hold it up to a bright light.
Can see light through it? It’s likely still okay.
Blocked or dark grey? It’s time for a new one.
Pro Tip: A clogged filter doesn't just lower air quality; it forces your furnace to work harder, which can lead to a cracked heat exchanger or a burnt-out blower motor—both of which are far more expensive than a $15 filter.

Water Intrusion: The lip can direct water towards the garage instead of away from it. This increases the risk of water pooling near the foundation or entering the garage, which could lead to moisture damage or even foundation issues over time.

Concrete Deterioration: The uneven connection can stress the concrete edges, potentially leading to cracking or other damage over time.
