Hi All,

The recent rain and the expected warm, humid summer days to come, are perfect for creepy little creatures. Now is the ideal time to wage war on mosquitoes, ants, roaches, voles, and other unwelcome visitors.🪖

It's tempting to dial up the pest control people when you see a number of creepy crawly critters, but it may not be necessary. You can set up your own military operation. ⚔️

Gathering information, a good strategy, and the proper mix of tactics will carry you to victory. Identifying a pest is your first task.📝

Some are easy to identify, but some are not.🤷🏾‍♂️ If you can't quite figure out what has infiltrated your abode, pest control professionals can advise you on what you've got and what to do about it (other than signing up for their services of course). The best place to start is always prevention:

🪲Seal openings around pipes and wires. See that the bottoms of exterior doors form a tight seal.
🦗Keep food in sealed containers and counters free of food particles. Empty trash regularly, and don't let pet food sit out.
🪲Select the correct outdoor lighting to minimize pests. Yellow bulbs or sodium v***r lights are less attractive to insects.
🦗Sweep corners of garages and storage areas to reduce spider webs.
🪲Keep basements, areas under sinks, and soil near foundations relatively dry.
🦗Vacuum frequently to pick up food particles and keep carpets free of fleas.
🪲Store firewood away from the house to keep voles, termites and carpenter ants at bay.

If you have a bug or critter problem, don't be embarrassed. It's quite common, even the cleanest housekeeper can have a cockroach problem or be invaded by other kinds of bugs. In some cases, chemical action is the only answer.🧪

Pests like termites, roaches, clothes moths, ants, and wasps are a serious matter and require immediate and effective action.🛡️

Some bugs that get into houses are relatively harmless, like centipedes, sowbugs (roly-polys), and crickets, though crickets have been known to chomp on clothing. 🦗

Many sources offer advice on bug/critter control. You need to be proactive and deal with them early before they become a bigger problem. If you're thinking, "EEEK😬, I'd rather not..." give me a shout and I can refer you to my pest control guys. They helped me with a vole problem and a few clients with mice issues, not long ago. 🐭🪤

Hey friends!

As I'm sure you are all very well aware it is wetttttttt outside.🌧️ With the ground as saturated as it is, the consistent rainfall is causing flooding for many people in and around the city. 🌧

I called my friend Jason with Alberta Master Home Inspections and he offered the following tips to help mitigate some of your flooding risks.

Since Saturday evening, between 40-120mm has been reported across the province so far, and an additional 5-10 mm is expected today. ☔ The City of Edmonton will continue to see the rain through Monday so please review the tips below to help protect one of your most important assets and avoid costly repairs.

Tips during heavy rainfall:
🔹Make sure the downspouts for your roof drainage are to the point where there is positive drainage away from the foundation.
🔹Make sure the grading is diverting the water away from the foundation.
🔹Check the sump pump to make sure it is operable.
🔹Keep the sump pump clean of silt and debris.
🔹When discharging the sump from the exterior, make sure the hose attachment is far away from the home.

05/28/2026

Hi All,

Occasionally when we look at homes the actual home is very nice, but the appliances are beat up or poorly maintained. As you might know, appliances are typically included when buying a resale property, so when they're not well maintained it can be a real turn off for a buyer. 😖

In addition, if the buyer has to buy new appliances it might not be feasible for them, so poorly maintained appliances could be a deal breaker ❌ or they might want a reduction in price so they are compensated for the extra expense. 🫰

In short, poorly maintained appliances could in fact affect the value of your home. So Kyra and I wanted to shed light on the importance of appliance upkeep and give you some tips and tricks to keep them in tip top shape. 👍🏾

The Importance of Appliance Maintenance🔌

Your appliances work hard every day and with proper care, they’ll last longer, run more efficiently, and keep your home safe. Here’s why maintenance matters and how to do it right:

Why Maintenance is Worth It 🤓

🔹Save money – Regular upkeep prevents costly breakdowns and delays replacements.
🔹Extend lifespan – Proper care keeps your appliances working for years to come.
🔹Lower bills – Clean and tuned appliances consume less energy.
🔹Stay safe – Checks help prevent electrical or gas hazards.
🔹Warranty protection – Following maintenance keeps many warranties valid.
🔹Home value boost – Well-kept appliances make your property more attractive to buyers.

General Maintenance Tips 🛠️

🔹Keep appliances clean of dust, grime, food debris, and lint.
🔹Inspect hoses, seals, and power cords regularly—replace if worn.
🔹Clean or replace filters as recommended (HVAC, dishwasher, fridge, etc.).
🔹Check refrigerator, freezer, and oven temperatures for accuracy.
🔹Ensure appliances sit level to prevent damage and noise.
🔹Lubricate moving parts like hinges to reduce wear.
🔹Clear dryer vents to prevent fire hazards.
🔹Flush water heaters annually to remove sediment.
🔹Pay attention to unusual noises, odours, or performance changes.

Quick Appliance Checklists 📝

🔹Refrigerator/Freezer: Clean coils, check seals, replace filters, avoid overloading.
🔹Oven/Stove: Clean burners/racks, test heating elements, calibrate temperature.
🔹Cooktop: Clean surfaces, check burners, ensure even heating.
🔹Range Hood: Clean filters, clear ventilation, check lights/fans.
🔹Dishwasher: Clean filters, unclog spray arms, run a cleaning cycle.
🔹Washer/Dryer: Clean lint traps/vents, inspect hoses, run monthly cleaning cycle.

Timing Matters ⌛

🔹After each use: Clean cooktops, empty lint traps.
🔹Monthly: Clean oven burners, test heating elements.
🔹Every 6–12 months: Clean fridge coils, inspect hoses, clear dryer vents.
🔹Annually: Flush water heaters, inspect seals, service larger appliances.

Safety First 🦺

🔹Always unplug/disconnect appliances before working on them.
🔹Wear gloves and goggles if needed.
🔹Never mix water and electricity.
🔹For gas appliances, check for leaks and call a pro if unsure.

✨ Bottom line: Regular maintenance protects your home, saves you money, and extends the life of your appliances.
