What Does an Average Price Really Tell Us? 📊

Average prices are useful, but they do not always show what the middle sale actually looked like.

Sherwood Park’s average detached sale price was $599,258 in August, while the median was $555,000. In St. Albert, the average was $625,434 and the median was $596,250.

That gap can happen when higher-priced properties pull the average upward.

Leduc and Fort Saskatchewan looked a little different. Their median detached prices were actually slightly higher than their averages:

Leduc: $518,529 average | $523,500 median
Fort Saskatchewan: $540,179 average | $541,625 median

This is why I treat an average price as a useful market indicator, not a direct estimate of what any individual home is worth.

The type and price range of homes sold that month matter. When pricing a specific property, recent comparable sales are still where the real work begins.

August’s numbers tell a pretty clear story. 🏡

There were slightly fewer homes available than in July, but buyer activity slowed much more noticeably. Sales dropped 15.4%, pushing months of inventory from 3.2 to 3.8.

The market is still balanced, with a 56.8% sales-to-new-listings ratio, but it is moving at a slower pace than it was earlier this year.

The average residential sale price was $469,602. That is down 1.1% from July, but still 1.8% higher than last August.

For buyers, there may be a little more time to consider your options. For sellers, pricing properly and understanding your competition are becoming even more important.

The Greater Edmonton Area market definitely felt a little cooler in July 🏡

Inventory continued to build while sales slowed, giving buyers more choice and taking some of the urgency out of the market.

📈 We ended July with 8,142 homes in inventory, up 17.9% from this time last year.

For sellers, that means pricing and presentation are becoming increasingly important. For buyers, there is simply more to choose from than there was a year ago.

Where Are Buyers Still Buying?

Prices get most of the attention in real estate, but I think sales activity tells an equally important story.

Looking at detached sales in the region through the first seven months of 2026 we see an interesting split:

Sherwood Park: 581 sold vs. 579 last year
Leduc: 364 vs. 359
Fort Saskatchewan: 286 vs. 290
St. Albert: 583 vs. 625
Spruce Grove: 415 vs. 484

Buyer activity has held remarkably steady in Sherwood Park and Leduc, while places like St. Albert and especially Spruce Grove have seen fewer detached sales than this point last year!
