The numbers are in, and the market is definitely giving buyers and sellers something to talk about! 👀

🏠 1,596 residential listings — up significantly from 1,305 last year
⏰ 36 average days on market
💰 $606,468 average sale price
📊 98.08% list-to-sale ratio
🏘️ 3.9 months of inventory
📈 Prices are still up 0.7% year over year

And here’s a stat that really stands out 👇

Of the 430 firm sales in August, 315 sold BELOW asking price. Only 27% sold at or above list price.

What does this mean? 🤔

✨ BUYERS: More inventory means more choice and potentially more negotiating power. This may be your opportunity to make a move without the same pressure we saw in previous markets.

✨ SELLERS: Pricing correctly from day one matters more than ever. With more competition, buyers are comparing homes carefully. Strong presentation, strategic marketing and the right pricing strategy can make a BIG difference. 🔑
