🏡 Everyone keeps saying the real estate market is slow. The actual sales numbers tell a slightly different story.

Through the end of September, 373 homes have sold in Centre Wellington this year — 21 MORE than at this point last year.

And we’re actually pretty much in line with what we saw in 2020, 2022 and 2023.

So homes ARE selling.

The big difference is inventory.

We finished September with 214 homes for sale — the highest September inventory we’ve seen in the last seven years.

For some perspective, there were only 99 homes for sale in September 2022 and just 31 in 2021.

That’s why this market feels different.

Buyers have choices. A LOT of them.

For sellers, that means simply putting a sign on the lawn and waiting isn't a strategy. Pricing, preparation, presentation and marketing all matter right now.

For buyers, it means there are opportunities out there and, in many cases, some room to negotiate.

It's definitely a different market — but it isn't a dead one.

This one took a little patience. The sellers started out about 10% higher than where the market data suggested the home should trade — but good data, a solid negotiation strategy, and a little time can make a big difference.

We were able to get the price to a place that made sense without giving up the protections my buyer needed, including the opportunity to properly inspect the property before moving forward.

The result? A great deal on a truly unique little beauty. 🙌
