August Stats.

More homes for sale. Fewer sales. Prices still up.

In August, there were 4,117 homes for sale across New Brunswick — 6.5% more than last year.

At the same time, 825 homes sold — down 8.7%.

And despite that? The benchmark price was $342,400, up 5.9% year-over-year.

So buyers have more options. Homes aren't selling at the same pace as last year. But prices haven't suddenly fallen off a cliff either.

And here's the part I think matters most:

These are New Brunswick numbers.

They don't automatically tell you what's happening with a $200K mini home in Fredericton, a $500K family home, or a property outside the city. Different price points and different areas can behave very differently.

The big numbers are useful for understanding the direction of the market.

Your market is the one that actually matters.

Every sale has its own story, and this one definitely had a few twists along the way. We made some adjustments, kept things moving and ultimately got it across the finish line.

And the timing worked out pretty well too — getting to put up another SOLD sign on my birthday today is pretty cool 😎 Not a bad way to spend it. 😄

Apparently I haven’t posted here in almost two weeks. 😅

It’s been a little busy.

Between working at the office, showings, listing appointments, offers, editing videos, the kids going back to school and everything else happening behind the scenes, posting on my social media got pushed pretty far down the list.

But there’s actually a lot happening.

Right now, 3 of my listings have accepted offers and are working through their conditions.

And that brings up something I learned first hand watching other REALTORS® experience this.

An accepted offer does not mean a house is sold.

After nearly five years working behind the scenes in real estate, I’ve seen deals look like they were coming together… until they weren’t.

Financing can fall through. Inspections can change things. Conditions don't always get satisfied.

So while an accepted offer is definitely good news, I’ve learned not to celebrate too early.

There’s still work to do until those conditions are met and the deal becomes firm.

Accepted is a big step.

Firm is when we celebrate. 🙌🥂
