Should you price your home a little higher to leave room for negotiation?
It sounds like a good idea, right? But honestly, it can sometimes work against you.
Most buyers know their budget and search within a certain price range. If your home is priced too high, they may scroll right past it without ever coming to see it.
The first few days on the market are important because that’s usually when a new listing receives strong interest. If the price is reduced later, buyers may start wondering why it hasn’t sold—or think there’s even more room to negotiate.
Of course, nobody wants to leave money on the table. The goal isn’t to price your home low—it’s to choose a realistic and competitive price based on the home and the current market.
