September numbers are in for the GTA, and the market looks to be in a holding pattern.

Home sales came in at 5,040, down 9% from September last year. New listings fell 14.4%, and active listings were down 9.3%.

So fewer homes are coming to market, and fewer deals are getting done. The important point is that supply and demand are both moving lower at roughly the same time. That helps explain why the market can feel slower without necessarily becoming dramatically more favourable to buyers.

The average GTA home sold for $1,006,409, down 5.1% from a year ago. Days on market held fairly steady, with the average for sold homes at 34 days versus 33 last year.

The slowdown isn’t just a year-over-year story. On a seasonally adjusted basis, sales and new listings were both down from August, and the average selling price edged lower as well.

The softness showed up across every segment:

- Detached sales were down 8.7%
- Semi-detached sales fell 8.2%
- Townhouse sales dropped 12.8%
- Condo apartment sales were down 7.8%

Condos are worth watching. The average condo price was $605,257, down 7.7% from last September, a steeper drop than the overall market. Average prices can shift with the mix of units sold, so I wouldn’t read that as a pure change in value.

There’s also a split between Toronto and the surrounding regions. Detached sales fell 4.0% in the 416 compared with 10.3% in the 905, while the average condo price dropped 6.1% in the 416 and 12.0% in the 905.

TRREB’s read is that buyers are waiting. Economic uncertainty, inflation and borrowing costs are weighing on decisions, even with significant pent-up demand from households that still plan to buy.

This isn’t a market where buyers have disappeared. It’s one where many appear to be waiting for more confidence before they act.

For sellers, pricing and positioning matter. For buyers, there may be opportunities, but patience and good information still count.

The GTA isn’t telling one simple story right now. If you’re thinking about buying, selling, upsizing or downsizing, let’s talk about what these numbers mean for your situation.

August numbers are in for the GTA and the market is getting more interesting.

The number of homes available for sale continues to shrink. New listings were down more than 14% compared to last August, while active listings fell over 11%.

But there’s an important wrinkle: sales were also down 2.1%.

So this isn’t simply a story of demand surging. It’s a story of less choice. TRREB says the reduced inventory is limiting the number of transactions in some neighbourhoods, while buyers are facing more competition for the homes that do come to market.

Prices are still below last year’s levels. The average GTA home sold for $993,410, down 2.7% year over year. The pace of the average price decline has moderated compared to July (which was down 4.5% year-over-year) but that improvement isn’t showing up evenly across property types.

Detached homes remained relatively resilient, with sales essentially flat and average prices down just 1.8%. Condo apartments told a different story: their average price decline actually widened, from 2.3% year-over-year in July to 3.6% in August, even as condo sales stayed roughly flat.

Last week, the Bank of Canada also announced their policy interest rate remains unchanged as they once again hold it at 2.25%.

TRREB’s message to buyers is particularly interesting: if inventory keeps tightening and prices begin to firm up, buyers may face a trade-off between waiting for greater economic certainty and purchasing before prices move higher.

We’re not back in a runaway seller’s market. Buyers still need to be selective and homes are taking slightly longer to sell than they did a year ago, as average days on market rose to 35 from 33.

But the market has changed. There is less inventory. In some neighbourhoods, that means less choice. And potentially less negotiating room ahead.

If you’re thinking about buying, selling, upsizing or downsizing, the GTA headline is only the starting point. Send us a message and let’s talk about what the numbers actually mean for your situation.

July numbers are in for the GTA and the market kept tightening through the summer.

Home sales were essentially flat compared to last July, down just 0.9%. The real story is on the supply side: new listings fell nearly 18% and active listings were down more than 12%. Fewer homes are coming onto the market, even as buyers keep transacting at roughly the same pace as a year ago.

Prices are still below last year’s levels, for now. The average GTA home sold for $1,003,956 in July, down 4.5% year-over-year. But TRREB’s own read is that if the current trends of fewer new listings and tighter competition holds, then prices could start to level off compared to last year rather than continue falling.

Homes are taking a bit longer to sell, with average days on market up to 32 (from 30). So there’s still some breathing room, just less of it than a few months ago.

Listings are drying up faster than sales are slowing, and TRREB’s own view is that this could mean less negotiating room for buyers if the trend continues, even with prices still down year-over-year today.

If you’re thinking about buying, selling, upsizing or downsizing, let’s talk about what the market looks like for your specific situation.
