Buying a home in Guelph? There’s a cost you’ll want to understand before you start shopping.

If your down payment is less than 20%, you’ll generally need mortgage loan insurance.

The premium depends on your mortgage amount and down payment, and it can usually be added to your mortgage.

That means you may not pay the premium upfront, but it still increases the amount you’re borrowing.

Your down payment is only one part of the affordability equation.

Make sure you understand the full cost before you start looking at homes.

Found the right home in Guelph, but yours hasn’t sold yet?

That was the situation my clients found themselves in.

They wanted a home that was likely to have competition, and we knew a sale condition probably wasn’t going to get their offer accepted.

They were in a position to get the financing in place, buy the home they wanted, then put their own home on the market (luckily it sold in 4 days).

Could everyone do this? No.

Buying before selling only works when the finances and circumstances make sense.

The important thing is knowing what options you have before you make your move.
