July Market Update — Guelph & Centre Wellington 🏠🌄

The summer break is a typical period of slower activity after a typical peak spring market. While families are on vacation, new listings and sales commonly decline, giving buyers more time and negotiating power. This is usually a seasonal pattern rather than a sign of a broader market conditions.

🏙️ Guelph - Guelph's figures represent this summer slowdown from a month-over-month perspective, though we can still see some influence from various economic factors creating a slower overall break season when compared to the same time period last year. Generally balanced with a slight favour towards buyers, we can see a growing demand for townhomes and even more so with apartments in the city.

🌻 Centre Wellington - In keeping with theme, Centre-Wellington too maintains a buyers' market in July as everyone takes holiday. Sellers will find that pricing to consider a higher inventory of slower-moving units will influence the success of a sale during this season. Rural regions often convey more variable figures, as can be observed in a quicker time to sell than last year-to-date.
