Canada’s Housing Recovery Won’t Be a Boom
As we look at Canada’s housing market, the story isn’t about a dramatic rebound—it’s about steady, measured progress. Since early Q2, we’ve seen signs of recovery: resales are picking up, inventory is finding balance, and prices are either stable or easing at a gentler pace. According to recent forecasts, 2026 may see home resales dip by about 4% to 453,200 units, with benchmark prices easing around 2% to $794,200. By 2027, resales are expected to climb roughly 7% to 483,600, while benchmark values could rise just under 1% to $800,700. This points toward a recovery, but not the kind of explosive growth some might hope for.

What’s driving this improvement? There’s significant pent-up demand—over 400,000 Canadian households may have delayed forming since 2019, waiting for the right moment to buy. Still, the outlook will hinge on affordability, stable economic growth, and renewed buyer confidence. While interest rates seem to have reached their low point, global trade tensions could add uncertainty.
