The property tax shown on a Halifax listing might not be what you’ll pay after you buy the home.

Nova Scotia’s CAP can keep a long-term owner’s taxable assessment well below the home’s current value. When the property sells, that protection normally disappears, and the new owner’s bill can be 30%, 50% or sometimes even higher.

It’s one of those details that’s easy to miss when you’re focused on the home itself.

Schools matter, but so does your commute, budget, housing needs, after-school activities and the lifestyle you want as a family.

These five areas would be on my shortlist. They’re popular with families looking for well-regarded schools, more space, convenient amenities and a strong sense of community.
