Funny how buying your first home rarely goes the way you think it will.

These buyers came into the process completely prepared. They knew their budget, had a clear idea of what they wanted, and were ready to be patient until the right home came along - we just weren’t expecting the first house we saw to be THE house!

We kept looking, toured a number of other homes, and compared every option along the way. But no matter what we saw, we kept coming back to that very first house. It had everything they were looking for... even if it took seeing a few others to realize it.

Not every successful sale starts with a lineup of showings.
Some homes appeal to everyone. Others are a little more niche, and success comes down to making sure the right buyer sees the value from the moment they walk through the door.

With several similar units on the market in the same complex, we knew presentation would be the difference maker. By taking the time to properly prepare the home before it hit the market, we made sure it stood out from the competition. Real estate doesn’t always follow the script, but sometimes a setback ends up working in everyone’s favour.

After just one day on the market, we accepted a conditional offer. Unfortunately, when the buyers’ home sale fell through, we found ourselves back on the market. The silver lining? There were several disappointed buyers who had missed out the first time around, and not one, but two were waiting with strong offers.

Just two weeks after hitting the market, this beautiful family home sold for full asking price, achieving one of the highest sale prices this neighbourhood has seen in several years.

Even in a buyer’s market, the really good properties still go fast, and this one was no exception.

The second my clients saw this gorgeous 3+ acre property, they knew it was the one. It felt like home right away, and with competition on the property, they knew they had to move quickly. Safe to say it was worth it!

Bonus: the property came with chickens… and honestly, if they didn’t buy it, I might have 😂🐓
