🏡 3,343 appointments were recorded this week — a 2.0% increase from the previous week, demonstrating that buyers are still actively exploring their options.

📊 This week's market activity included:

✔️ 288 new listings
✔️ A healthy balance between inventory and buyer demand
An encouraging indicator is the Appointment-to-Sold Index, which climbed to 11.8, significantly higher than the 30-day average of 10.3. This suggests that strong buyer interest is continuing to translate into successful sales.

Looking at the bigger picture, May recorded 14,917 appointments, up 2.3% year-over-year, reinforcing steady consumer confidence as we move deeper into the spring and summer market.

Buyers have more negotiating power than they did in 2021–2022, while sellers need sharper pricing and stronger presentation.

Key April 2026 numbers for Niagara Region:
MLS benchmark home price: ~$573,700, down 6.3% year-over-year
Home sales: 556 homes sold, slightly higher than last year (+0.7% YoY)
New listings: 1,483
Average days on market: 49 days, meaning homes are taking longer to sell
Sales-to-new-listings ratio: ~37.5%, signaling buyer leverage rather than a seller frenzy.

What’s Driving the Market?

1. More Inventory = More Buyer Choice
Inventory levels remain materially higher than during the ultra-competitive pandemic years. Niagara had roughly 5–6 months of inventory in early 2026, which generally suggests a more balanced or buyer-favorable market. Buyers can compare homes, negotiate, and avoid rushed bidding in many segments.
2. Prices Are Softer — But Not Collapsing
Niagara home prices have declined from earlier highs, but the trend looks more like a correction and stabilization rather than a crash. In Q1 2026, aggregate prices in Niagara/St. Catharines were around $623,500, down modestly year over year. Detached homes held up better than condos and townhomes.

A lot of sellers still think they can “test the market,” but current buyer behavior is saying something different 👀

In many Southern Ontario markets, a big share of homes that sell are moving within the first couple of weeks — especially when pricing matches today’s reality.

📍Some markets seeing stronger early activity:
• Toronto → nearly half of sales moving quickly
• Burlington & Oakville → buyers acting faster on well-positioned homes
• Hamilton & Niagara → steady movement, but pricing still matters
