It’s a special property, and I know the new homeowners are going to really enjoy everything it has to offer.

Country home sales often take a little longer than city properties. With longer commutes, more land to maintain, and a more rural lifestyle, buyers need to carefully consider what comes with it. Unlike city homes, country properties typically rely on wells, cisterns, and septic systems instead of municipal water and sewer. Wells can be deep, shallow, or sand point. Cisterns may be block, concrete, or lined. Septic systems vary widely…from standard systems to treatment systems that require annual inspections and water testing.

Because of this, proper due diligence is critical. In addition to a standard home inspection, specialized inspections for wells, septic systems, and water quality are essential.

That said, country living can be incredibly rewarding…more privacy, less hustle and bustle, garages, barns, other structures, gardens, livestock perhaps, and plenty of space to enjoy outdoor activities with your family.

I was in St. Catharines the other day checking out a multi-family property that’s wrapping up construction, with permits being closed off and ready to rent. 🏗️🏘️

It occurred to me...I was just 5 minutes away from clients I helped in 2025 to find the perfect space for their salon/barbershop business. So of course, I had to stop by… and ended up getting my first haircut at The Good Men Barber Shop.💈

In today’s buyer’s market, negotiation isn’t just a skill — it’s an art. 🎯

Further to my last post about the multiple-property deal, I was extremely excited to secure this particular property for my clients at a massive discount — and there’s a reason we were able to do that (which I’ll explain shortly).

My clients fell in love with a stunning heritage mansion that had been thoughtfully redesigned into large, beautiful apartments with soaring 10-ft ceilings throughout. And yes — this was an MLS listing.

There’s a common misconception that great investment deals can only be found off-market or through wholesalers. In my experience, a good deal isn’t about where it’s listed — it’s about where the negotiations lead.
A good deal is made at the buy. 💡
