Pretty is personal. Sellable is strategic.

A home can be gorgeous in real life and still not show well to buyers. Buyers aren’t judging your style; they’re trying to understand the space and what their life would look like there. When decor is too bold, rooms feel crowded, lighting is dim, or furniture scale is off, the house can feel smaller or harder to picture.

Sellable homes do this well:
- clear surfaces and sightlines
- furniture that shows the room size
- lighting that makes spaces feel open
- neutral “backdrop” so buyers can imagine themselves

The biggest selling mistake is not what you think it might be.

It’s pricing your home based on what you need from it. Totally understandable ... real life has budgets, timelines, and next steps. But the market doesn’t price homes based on your plans. Buyers price homes based on comparable sales, condition, location, and what else they can buy for the same money.

When a home is priced for “need” instead of market reality, it usually leads to fewer showings, less urgency, and a tougher negotiation position later.

This is how people accidentally buy in the wrong neighbourhood:

They fall in love with the house first… and the neighbourhood becomes an afterthought.
They see it once at a calm time of day… and assume that’s what it’s always like.
Then real life kicks in after move-in: school traffic, parking battles, evening noise, weekend energy.

A house can be perfect and still be the wrong fit if the area doesn’t match your day-to-day.
