Burlington housing supply vs Niagara, August 2026

This week's number is 4.2. Burlington had 933 homes for sale in August 2026 and 222 sales. At that pace, it would take about 4.2 months to sell everything on the market.

That was the tightest of every area in our report. Oakville was 5.7, Grimsby 5.7, St. Catharines 6.6 and Welland 8.8. Look one town over and you usually find more homes for each buyer.

Fewer homes did not mean higher prices. Burlington's August average came in at $1,145,039, down from $1,220,479 a year earlier.

Grimsby home prices, August 2026

The average Grimsby home sold for $912,256 in August 2026, compared with $1,066,892 in August 2025. That's about $155,000 lower year over year, based on Cornerstone board data.

Over the last 52 weeks, the average detached home in Grimsby sold for $999,613 and the average townhouse for $628,336. In August, homes took 39.2 days on average to sell.

Escarpment behind, lake in front, QEW through the middle. If you're priced out one town over, Grimsby is worth a look.
