7 rental rule changes take effect September 21, 2026.
Hereβs the quick breakdown:

1οΈβ£ SHORTER N4 NOTICE PERIOD
For unpaid rent, the termination date may now be as early as 7 days after notice is given, instead of 14 days.
2οΈβ£ REPEATED LATE RENT MAY QUALIFY
A tenant who is more than 7 days late at least 3 times within 6 months may meet the test for persistent late payment.
3οΈβ£ NEW HEARING PAYMENT REQUIREMENTS
In some non-payment cases, tenants raising additional issues may need to pay 50% of the claimed arrears at least 7 days before the hearing.
4οΈβ£ NEW 120-DAY N12 RULE
For qualifying landlord own-use N12 applications, providing at least 120 daysβ notice may mean the usual one-month compensation requirement does not apply.
5οΈβ£ NEW 60-DAY BAD-FAITH TIMEFRAME
A new 60-day period will help determine whether bad faith is presumed in certain landlord own-use cases.
6οΈβ£ CHANGES TO THE RIGHT TO RETURN
Landlords will have new notification obligations. Qualifying tenants must also receive at least 60 days to exercise their right to return once renovations are complete.
7οΈβ£ FEWER EVICTION DELAYS
The Landlord and Tenant Board (LTB) will face stricter rules when deciding whether to postpone enforcement of an eviction order.
