Getting pre-approved feels like the starting gun. It is, and it isn’t.

There are a few things I want you to understand before you start falling in love with houses.

Pre-approval tells you the maximum a lender will give you. It does not tell you the maximum you should spend.

Those are two very different numbers and only one of them factors in your actual life.

Your groceries. Your car. Your plans. The unexpected things.

It's also not a guarantee.

Pre-approvals have conditions.

They shift if your financial situation changes between approval and closing.

Don't quit your job. Don't take on new debt. Don't make any large purchases.

Buy to the number that lets you sleep at night. Not the ceiling your lender handed you.

The right home at the right payment feels completely different than the dream home that quietly stresses you out every month.

I'll help you find the first one.
✨️Simply DM me to get started.

People don't hire me because I sell houses.

They hire me because they want someone they trust in their corner.

Someone who will answer the phone.

Someone who will explain things in a way that actually makes sense.

Someone who will tell them what they need to hear, not just what they want to hear.

I take a pretty simple approach.

I listen first.

I ask a lot of questions.

And I make sure the decisions we're making align with your goals, not just what's happening in the market.

Whether you're buying your first home, selling a home you've outgrown, or trying to figure out if now is even the right time, my job is to help you make a decision you feel good about.

With me, you’re going to get honest advice, clear communication, and support from start to finish.

If you're here because you're thinking about making a move, or even if you're just curious about your options, DM me.

We'll talk about where you're at and what makes the most sense for you.

That is where we will start.

You’ve heard a lot of “advice” about real estate.

Some of it’s helpful.
A lot of it sadly isn’t.

There are myths that get repeated so often they start to feel like facts:

“You have to wait for the perfect market.”
“You need 20% down.”
“You should always go in under asking.”
“Spring is the only good time to buy or sell.”

The reality is, It depends.

On your finances.
Your timeline.
Your goals.

Real estate isn’t one-size-fits-all.

And making decisions based on someone else’s situation (or a headline) can cost you.

Understanding the difference between facts and myths is what helps you make better, more confident decisions.

And that’s where the right guidance matters.

DM me and let’s have an honest conversation.

My job isn’t to push you into buying or selling.

It’s to help you understand your options, walk you through the process, and make sure you feel good about the decisions you’re making.

No pressure.
No rushing.
Just guidance that actually makes sense for you.

If you’ve got questions, let’s have an honest chat.

There are a few things I wish every home buyer knew before they start.

1-You don’t need to rush.
But when the right home comes up, you do need to be ready.

2-The first home you love isn’t always the right one.
And the right one doesn’t always check every box.

3-Your monthly comfort matters more than your max approval.
Just because you can spend it doesn’t mean you should.

4-Not everything you see in a showing tells the full story.
The real details are often behind the scenes.

And most importantly 👇

5-You don’t have to figure this out on your own.
Buying a home isn’t about being perfect.
It’s about being prepared, informed, and supported through the process.

That’s where I come in.

One of my clients apologized to me the other day.

She said, “I feel like I’m asking too many questions, I don’t want to be annoying.”

Meanwhile, those “too many questions” were about things like timelines, conditions, and what happens if something doesn’t go as planned.

The exact things that matter.

So I told her the truth.

You’re not being annoying.
You’re being thorough and that’s so important.

And I’d rather answer 20 questions now than have you unsure about something later.

This isn’t a small decision.

The more you understand, the better it feels when you move forward.

So if you’re ever wondering if you’re asking too much,

You’re not.

That’s exactly what you should be doing.

✨️ DM me anytime with your questions and let’s have an honest conversation.

If buying a home feels overwhelming…

It’s normal. It’s a lot.

There are decisions, timelines, finances, and a constant feeling like you’re supposed to know what you’re doing.

You’re not.

That’s the part no one really says.

My role isn’t to expect you to have it all figured out.

It’s to walk you through it.

To answer the questions as they come up.

To slow things down when it feels like too much.

And to make sure you understand what’s happening before you make any decisions.

It doesn’t have to feel heavy the whole time.

You just need someone in your corner to help you figure it out.

Together.

You don’t need a real estate agent until…

Until you’re in the middle of a negotiation and realize what’s actually at stake.

Until something comes up in an inspection and you’re not sure what it really means.

Until timelines start overlapping and things need to be coordinated properly.

Until you’re trying to make a big decision and second guessing yourself.

That’s usually when regret sets in.

It’s not just about opening doors or writing an offer.

It’s about having someone who knows what to look for, what to ask, and how to protect you through it.

You can absolutely do it on your own.

But having the right guidance makes a big difference.

Each month I like to highlight a local business I’ve had a really good experience with.

This month is Be Our Guest 🤍

I had the chance to spend some time with Brenda Birkenhead, and honestly, you know when you meet someone and just click? Well, that was us.

Within minutes we were talking about Disney movies and laughing like we’d known each other for years, and that’s when I knew we’d be fast friends.

But beyond that, you can tell how much she truly cares about what she does.

This isn’t just a business to her.

It’s something she’s built with heart.

Something she takes pride in.

And something she genuinely enjoys.

And it shows in the details.

It’s always so refreshing to meet people like that, the ones who really care about the experience they’re creating for others.

If you have an event coming up and want luxury decor that feels thoughtful, put together, and easy.

She’s someone I’d absolutely recommend connecting with.

Grateful for people like this in our community 🤍

Open houses aren’t just “open the door and see who shows up.”

When I host one, it’s intentional.

The home is prepared properly, clean, bright, and ready to be experienced the way a buyer will actually live in it.

I know the property, the details, and the answers before anyone walks through the door.

And I’m paying attention to how people move through the space, what they notice, and what questions come up.

Because an open house isn’t just about that day.

It’s about reading the room.

Understanding how the home is landing in the market.

And using that information to guide next steps.

Buyers should leave with all questions answered.
Sellers should gain real insight.

That’s how an open house should be done.
