Selling your home this year? Here’s what you need to do before putting up a for sale sign:

- Declutter. Clear out or box up to make your home look more spacious.

- Deep Clean. If you don’t want to do it hire a cleaner. Get your baseboards and walls washed, cabinets wiped down and windows cleaned. Buyers notice the difference.

- Fix minor repairs you can see. Loose door k***s, dripping taps, replace burnt out lights

-Update or replace your smoke detectors and make sure they’re in working condition.

- Tidy landscaping and exterior

-Check the age of your hot water tank. Replace if older than 10 years!

-Get a market analysis and look at both SOLD listing AND ACTIVE listings. Price for today’s market.

⚠️ This was my biggest mistake as a first time home buyer that cost me THOUSANDS

Sadly, this could’ve been avoided! I’ll never get the chance to be a “first time buyer” again so I’m sharing what happened to me to help others.

This wasn’t a little mistake, I felt embarrassed and frustrated that I lost so much money so quickly and I hope you share with someone who is a first time buyer so that they can avoid what I did.

❗️ I didn’t use my RRSP for my downpayment *soon enough* ❗️

Yes, I was told by my mortgage broker use your RRSP account.

But I wasn’t prepared. I didn’t have my funds pulled out early enough and other funds were accessible. So I thought I’d do it later. But life got busy and I pulled the funds 3 months later from my RRSP… what I didn’t know was that I was too late. I was taxed the full amount and no longer qualified for the first time home buyer benefit as I was 1 month too late . Technically I should’ve used those funds as the down payment and I did not. It cost me roughly $9000 in tax.

If you want the first time home buyer benefits from your RRSP you HAVE to use as your down payment or remove funds within 2 months for the CRA to recognize it and not tax you. (Then you repay that amount over the next 15 years avoiding the taxes on the withdrawal).

Send this to a someone buying this year and remind them to use their RRSP as their down payment and learn from my mistake.

Yes… but only if:
✔️ You don’t have pets.
✔️ You’re looking for a move-in-ready home.
✔️ You want to keep your monthly costs manageable.
✔️ You need 2 bedrooms

This is the kind of property I’d suggest to someone trying to get into the market without taking on a renovation project. It’s been updated with newer flooring, paint, appliances and has in-suite laundry, making it a strong option for a first-time buyer or someone looking to downsize.

A buyer sent me a listing this week, and here’s the first thing I checked before we even booked a showing: 👇

✔️ The REALTOR® remarks – Sometimes there’s important information that doesn’t appear in the public listing.

✔️ The Property Disclosure Statement – I look for anything the seller has disclosed that could affect your decision or lead to more questions.

✔️ Pet rules – If it’s a strata, always ask for the bylaws. Don’t assume your pets are allowed just because the listing doesn’t say otherwise.

There are dozens of other things I review depending on the property, but these are always near the top of my list.

I left my house that was 5 min from downtown, where I could access easy biking trails, walk to the beach or have food delivered to my door, for a property where my horses are right outside my door and I can ride at home.

Both have their benefits but I decided to move to for the lifestyle I wanted to live. And yes I do miss my home on the north shore sometimes…!

I’ve listed what I like to look at when viewing homes but here is what YOU (the buyer) should be looking at:
- The homes layout, does it work for your family?
- If there’s enough natural light for you?
- Your non negotiables, do you NEED an ensuite or walk in closet? Picture YOUR furnishings in the home
-What amenities are offered and how is the complex maintained?
-What other fees there will be on top of your mortgage
-Complex rules
- The Neighbourhood, any parks near by? How far from your work? Where is the nearest grocery store.

Here’s what you can’t change:
- The view
- The amount of natural light
-The location
-The lot size
-The neighbours
-Traffic noise
