Real estate can feel like a lot of chasing.

Chasing the market. The next listing. The perfect interest rate. Whatever everyone is talking about this week.

That is never the part of this job I remember.

It is the conversations with someone who says, “Okay, our house just doesn’t work for us anymore.”

Maybe there is a baby coming. A parent needs to be closer. A new job changed everything. Or life just looks different than it did when they bought the house.

That is usually where the real conversation starts.

I have been doing this long enough to know we are never going to perfectly time every market. What we can do is figure out what makes sense for your life right now and make a really good plan around it.

Early in my career, I had buyers who wanted to write an offer the same afternoon they saw a house. They loved it, they were excited and they were sure it was the one.

I was pretty new at the time, so we went ahead.

Two weeks later they backed out after the inspection uncovered some things they hadn’t noticed when they first walked through the house. It was stressful, their deposit was at risk and it taught me a lesson I’ve never forgotten.

Buying a home is emotional. You can walk in, fall in love with the kitchen, picture your furniture in the living room and suddenly everything else becomes background noise.

That’s where a good agent needs to step in.

Sometimes my job is to point out the things you might not be seeing. Sometimes it’s to ask more questions. And sometimes it’s simply to say, “Go home, sleep on it and we’ll talk tomorrow.”

After 32+ years in real estate, I’ve learned that a little time and a few extra questions can save a buyer a whole lot of stress later.

Strata fees are one of those monthly expenses that buyers don’t exactly get excited about. 😅

But the amount you pay each month can tell you quite a bit about the building and how it’s being managed.

Two similar condos in Kamloops can have very different strata fees, and there’s usually a reason why. A lower fee can look great at first, but it’s worth digging into what’s actually covered, how healthy the contingency fund is and whether there are any big expenses coming up.

A lot of people look at their property assessment and assume that’s what their home in is worth.

But that number can be pretty different from what your home would actually sell for today.

Your assessment is mainly used for property tax purposes and is based on information from months ago. Your market value comes down to what buyers are willing to pay for your home right now, based on your neighbourhood, condition, recent sales and what’s happening in the Kamloops market.

Sometimes those two numbers are close. Sometimes they’re tens of thousands of dollars apart.

I see this play out in Kamloops more than most people realize.

Two homes on the same block with the same square footage. Both get listed within weeks of each other, but one closes significantly higher than the other. And when you look at why, it almost never comes down to the actual house itself.

It comes down to strategy.

How the home was positioned before it hit the market. How the first ten days of the listing were managed. How it was priced to create momentum rather than invite negotiation. How it showed up online before a single buyer booked a showing.

The houses had identical specs, but their listing approaches were not.

This gap doesn’t happen by accident and it doesn’t close itself. It is built before the sign goes in the ground.
