🏡 The Bank of Canada held rates steady. So why are fixed mortgage rates still going up?

It’s a common question, and the answer comes down to one important difference.

Variable mortgage rates are more directly influenced by the Bank of Canada’s policy rate, while fixed mortgage rates are influenced more by Government of Canada bond yields.

Here’s an example 👇

Between October 2025 and September 2026:
📌 The Bank of Canada’s policy rate stayed at 2.25%.
📈 The five-year Government of Canada bond yield climbed from 2.73% to 3.42%.

That means lenders can increase their fixed mortgage rate offers even when the Bank of Canada announces no change.

What does this mean for you?

If you already have a fixed-rate mortgage, your rate stays the same until the end of your term. But if you’re buying, refinancing, or approaching renewal, the rates available to you may have changed.

The takeaway? Don't rely solely on Bank of Canada announcements when planning your next move.

🏈 Buying a home? Give it the game-day test.

It’s easy to walk through a home and focus on bedrooms, finishes and square footage. But if you’re the one who usually hosts friends for the game, there are a few other things worth noticing.

Can everyone actually see the TV?

Does the kitchen connect to the main gathering space?

Is there somewhere for all those coats and boots?

Can guests get to a bathroom without wandering through the private parts of the house?

And when everyone shows up, where are they parking?

These might seem like small details during a showing, but they can make a big difference in how a home works once you’re living in it.
