**2024 Central Okanagan Real Estate Recap 🏡**
The Central OK real estate market faced challenges with declining sales (-1.1% YoY) and rising inventory (+11.4%), marking the lowest sales levels since 2013. A shift to a buyer’s market saw aggressive offers and falling sold-to-list price ratios (95.7% by year-end). Affordability remained a hurdle for Buyers despite interest rate cuts, while the short-term rental ban is said to have boosted rental supply, raising vacancy rates to a CMHC reported 3.6%.

Looking ahead, 2025 could bring stability with more listings continued with steady prices, though global economic pressures may impact confidence. The Okanagan remains a desirable spot for many, just look at our winter compared to most of North America this year! #켈로나

The recent full amalgamation of The Okanagan Real Estate Board's database caused a delay in October stats. 📊 However, the 3rd-quarter YOY benchmark pricing data is a better source for you and it's laid out in my 2024 Q3

👉 Key Highlights:
Prices remain steady: No significant declines in and home prices
Sales dip: 2024 sales are consistently below the 10-year average.
While October saw a surprising uptick in sales, the long-term trends reflect a softer market. Stay tuned for more updates!



Prices remained 40-60% higher than pre-pandemic, showing that Sellers are holding firm, and Buyers are not getting the deals they were waiting for. In Q3, 55% of homes sales were under $700,000

Lowest priced neighbourhoods in Kelowna:
1) Rutland N/S
2) Springfield/Spall
3) Westbank Centre

and only 18% of sales in Q3 were homes over $1M.
