Saving for a down payment is the goal everyone focuses on, but closing costs catch a lot of buyers off guard.

In BC, you can expect to pay anywhere from 1.5% to 4% of the purchase price on top of your down payment. That covers things like the Property Transfer Tax, legal fees, and adjustments for prepaid property taxes. You could pay even more if you're purchasing a home subject to GST.

Seeing "subject to" in an offer and not sure what it means? You're not alone.

When a buyer submits an offer "subject to" something, it means the sale only moves forward if that condition is met. Here are the three common ones:

Subject to Financing: The buyer needs to secure their mortgage approval before the deal is firm. If the bank says no, the buyer can walk away.

Subject to Inspection: A professional home inspector reviews the property. If something significant comes up, the buyer can renegotiate or cancel.

Subject to Sale of Existing Home: The buyer needs to sell their current home first before they can complete the purchase.

Subjects protect buyers during the due diligence period, but they also give sellers important information about how firm an offer really is.
