A new build's base price is where the number starts, not where it ends. Most of the climb happens at the design centre, one reasonable-looking choice at a time.
A few things that help before your appointment:
Ask what's standard. Model homes are usually shown with upgrades, so get the builder's list of standard features in writing and compare it to what you walked through.
Spend on what's hard to change later. Rough-ins and electrical work end up behind the drywall, and adding them after you move in costs far more. Paint and light fixtures can wait.
Ask how upgrades are paid for. Some builders want payment when you make your selections rather than at closing, and that money may not be refundable. Know the terms before you sign off on anything.
Set your number at home. Decide your total upgrade budget with your mortgage and closing costs in front of you, so the decision isn't made in the room.
