Do you want to list it… or do you want to sell it?

One of the biggest mistakes I see sellers make is confusing perceived value with market value.

Perceived value is what we think our home should be worth. It’s influenced by the renovations we’ve done, the memories we’ve made, what our neighbour sold for two years ago, or what we’d like to walk away with.

Market value is what a qualified buyer is willing to pay today.

The reality is that buyers don’t purchase based on a seller’s expectations. They purchase based on the choices available to them right now.

The sellers who achieve the best results aren’t always the ones asking the most. They’re the ones who understand the market, price strategically, and position their home to stand out from the competition.

Selling a home requires a little less emotion and a little more realism.

Because at the end of the day, the market determines the value.
