Before the temperatures drop and we settle into cozy season, take a little time to give your home a seasonal check-up.

From clearing the gutters to checking your furnace, a few simple maintenance tasks now can help prevent bigger (and more expensive) surprises later.

Outside:
🏡 Clean gutters and downspouts
🏡 Check your roof and exterior for damage
🏡 Inspect windows and doors for gaps or drafts
🏡 Disconnect outdoor hoses
🏡 Clear leaves from drains and outdoor areas

Inside:
🏠 Replace your furnace filter
🏠 Schedule your annual furnace inspection
🏠 Test smoke and carbon monoxide detectors
🏠 Check windows for drafts
🏠 Reverse your ceiling fans

Here are a few things to add to your list this season:

☐ Pick your own apples or wander through a pumpkin patch 🎃
☐ Get lost in the colours on a fall hike or trail walk
☐ Grab a pumpkin spice latte (or your favourite fall drink) from a local café ☕
☐ Catch a fall festival or community event
☐ Cheer on the Kitchener Rangers or a local sports team 🏒🏈
☐ Spend an afternoon exploring St. Jacobs
☐ Visit a local farm, corn maze or fall harvest event
☐ Check out a live music, theatre or arts event

If that question has crossed your mind, you’re definitely not alone.

The good news? You don’t have to have everything figured out before you start. Getting mortgage-ready is really about understanding your numbers, knowing what you can comfortably afford, and having a plan for the costs that come with buying.

A few good places to start:
✔️ Review your income, expenses & debts
✔️ Check your credit
✔️ Understand your down payment
✔️ Factor in the costs beyond the mortgage
✔️ Talk to a mortgage professional about getting pre-approved

And remember: your pre-approval is a starting point, not a spending target. Your comfort level matters too.
