If you've been waiting to buy a property until prices "hit bottom," here's something worth knowing: the falling may already have stopped. 🏡

For most of the past year and a half, prices were sliding, and a lot of buyers sat on the sidelines waiting for the bottom. But prices have started to level off in most of the markets where they'd been dropping. When the floor stops moving, waiting stops paying off.

It doesn't mean you have the upper hand everywhere, and affordability still takes discipline. But with conditions more balanced, you can make a move based on your life instead of trying to time the market perfectly.

What a wonderful place to stop for lunch and enjoy everything JD's Saucy Apple has to offer! The food was fresh, homemade, and delicious, with generous portions. We enjoyed a burrito, burger, taco salad, eggs and bacon on rye, along with their amazing cinnamon buns and cookies for dessert.

The staff were friendly, welcoming, and happy to help. We had the choice of eating on the patio or in the beautiful greenhouse/sunroom, and we're so glad we chose the latter—it made for a unique and relaxing dining experience.

After lunch, we took a leisurely stroll through the gardens and garden centre, which are filled with beautiful plants and displays. It's the perfect place to browse, unwind, and appreciate the beauty of Manitoulin Island.

We recently had the apron of our driveway repaved with asphalt and contacted several companies for quotes. After comparing our options, we found The Pavers Inc. not only offered the most competitive price but were also, by far, the friendliest and easiest to deal with.

I always prefer supporting local contractors whenever I can, and I'm glad we chose them. The crew was polite, personable, and clearly took pride in their work. They paid close attention to the details, worked efficiently, and the finished job looks fantastic.

If you're looking for a professional, reliable, and reasonably priced paving company, I would highly recommend The Pavers Inc.!

We stopped by the Inter Steer Tavern while visiting Roncesvalles Village and enjoyed sitting on the patio, taking in the neighbourhood, watching the streetcars roll by, and people-watching. It's a great spot to relax and experience the charm of the area.

We were told they're known for their homemade pierogies and cabbage rolls, so we had to give them a try. We ordered the cabbage rolls, fries, and a steak sandwich, and everything was delicious.

The menu features a nice selection of Polish beers and European-inspired comfort food, making it a unique place to grab a meal.

Unfortunately, we weren't there on a Wednesday or Thursday to catch the live music, but that's definitely on our list for the next time we're in the area. Inter Steer Tavern

We stopped in at this bakery during a road trip and are so glad we did! We picked up a couple of meat pies, a wrapped hot sausage, a couple of pizza pockets, and a chocolate milkshake—and everything was absolutely delicious.

You can really taste the quality and care that goes into their food. Their homemade, handcrafted baking is made with high-quality ingredients, and it shows. We especially appreciated that they focus on fresh, artisan products without unnecessary additives or preservatives.

The atmosphere was warm and welcoming, and the staff were incredibly friendly and helpful, making the experience even better.

If you're passing through the area or looking for a great bakery and café, this is definitely a place worth stopping. We'll certainly be back the next time we're in the area! Williamsford Pie Co.

A home-inspection condition gives you a window to have the home professionally inspected — and almost any inspection turns up something worth addressing.

When it does, you can ask the seller to make repairs, request a price reduction or credit, or walk away if it's serious enough. Pair it with a financing condition so your mortgage is fully approved before the deal goes firm.

Focus on what matters — health, safety, and the big systems like the roof, furnace, and foundation — and treat the report as a planning tool, not just a bargaining chip.

The simplest ask in any home purchase is also the one buyers forget most: what actually comes with the house? 🏡

In Canada it comes down to two words: chattels and fixtures. Fixtures are attached to the home and generally stay; chattels are movable — the fridge, the washer and dryer, the patio set — and don't come with it unless they're named in the Agreement of Purchase and Sale (APS).

So if you want them, ask — and spell them out in writing, right down to the make and model for big-ticket items. The worst answer you'll get is no.
