Are you thinking about selling or buying a house? I’d love to share a few things you should know. We’ve all heard friends say, “I sold my home for $80,000 over asking!” or “I got a great deal and bought for $20,000 under the list price.”
But here’s the truth: every home is priced based on a strategy.
There are three common listing approaches:
1. List low to generate multiple offers and drive the final price well above asking.
2. List at true market value, aiming for a fair and efficient sale.
3. List high, often because the seller isn’t in a rush and wants to test the market.

Doriți să vindeți sau să cumpărați o casă? Vă prezint mai jos câteva lucruri pe care ar trebui să le știți. Toți avem prieteni pe care-i auzim spunând: “Mi-am vândut casa cu $80,000 peste asking price” sau “Am făcut o afacere bună! Am cumpărat o casă cu $20,000 sub asking price”. Realitatea este de fapt următoarea: sunt motive diferite pentru care casele sunt listate la diferite prețuri.
O strategie de listing este de a lista la un preț mai mic decât prețul real de piață pentru a atrage mai mulți clienți, a primi mai multe oferte și a obține în final un preț cu mult mai mare decât acel inițial asking price.
O a doua strategie este de a lista proprietatea la valoarea reală de piață. În acest caz numărul cumpărătorilor și al ofertelor este mai mic iar casa se va vinde la un preț foarte apropiat de asking price.
A treia strategie este de a lista la un preț cu mult mai mare decât cel real deoarece vânzătorul ori nu este sub presiunea de a vinde repede și are timp să aștepte, ori este complet rupt de realitate și agentul lui nu reușește să-l convingă.
Acestea sunt lucrurile pe care trebuie să le știți și să le luați în considerare atunci când sunteți pregătit să cumpărați o proprietate imobiliară. Pe acest considerent e bine să aveți de partea d-voastră un agent imobiliar cu experiență care vă poate călăuzi prin toate aceste furci caudine ale domeniului imobiliar. Eu sunt doar unul dintre aceștia. Sunați-mă și vedeți dacă vă sunt pe plac, dacă voi corespunde standardelor și exigențelor d-voastră. Și cine știe... poate că rezultatele vă vor depăși așteptările.
