Another episode of “Realtor Liability Pre Inspection Shortcoming’s”

When sellers insist on relying on pre inspection and cross out Home inspection clause on your contract.

Realtor tells buyer agent that Silverboard insulation covering block foundation must not be removed as it is glued on and it will be damaged.

That sort of scenario draws me in. I had actually already pulled it open before agent text buyers agent that remark.

Some mention of movement in foundation and unlevel floors but nothing to be too concerned about.

No mention of the fact that “block wall” of rear addition was dry laid directly on soil, main building floor was concrete with very large void underneath or the gap between block wall and footing of front addition.
All areas built at different times. All footings were on grade.

He noted one of the deck piers was cracked. I noted all of them were cracked and the reason why. Also for everyone’s awareness, 2 ply framing members are called ‘headers’ whereas a BEAM is 3 ply. These also work better when they work together ( nailed together as one)!!

Inspection on a home where the wood stove had already been WETT certified. As I am that kind of inspector, I go to show my client the access for annual sweeping and this is what I found!! Client had to take the pictures as the goo was running onto my hands and I didn’t want the plug to come out.

Chimney height was also not quite tall enough, stove door seal need to be replaced and there was a broken and missing piece of fire brick!

This was dangerous but minor compared to foundation wall that was bowed in!

THIS IS INCREDIBLY DANGEROUS.

Next couple days is a good time to see how the water flows around your property.
Waterfalls are pretty but not if there are coming over the edge of your gutters.
Water control outside is essential to keeping your foundation in good condition.
Going out when there is lightening is never a good idea though.

Frame for my dock is near complete. Blocking and hardware to install.

To all my realtor friends.
Is the inspector you referred getting up on the roof?
If not, then why?
There are things that are visible when on the roof that can’t be seen using a pole camera or drone!
For starters, drip edging and ice and water shield application. Any wicking into substrate along the eaves?
Any nails popping through the shingles?
If the pitch is too steep for their comfort level then inspection from the eaves can provide better visual than pole camera or drone by far.
This roof that I inspected was 8/12 pitch. Three nail pops noted. Black spot is exposed nail. Not a decision maker but good information to know and repair after taking possession.
A happy client equals repeats and referrals.
