My clients benefit and I enjoy teaching them about their potential home and its systems.
One of my inspections was booked today for that reason, he wanted to learn and not just read the pre inspection report.

Ok, anyone could have easily missed the kitchen drain termination onto the crawl space dirt floor. Either lots of spiders or nobody’s been in there in quite a while!!

Cut rafters with sistered 1x6 (nailed!!) on a low (maybe 2/12) pitch with shingle application.

Doesn’t make for smooth sailing



Hate to be so critical but I hate seeing people making such a large purchase and being provided a document that is not informing or preparing them for future costs!!

I owned one, tried it and then sold it at a loss!
In no way does this do a professional job on a roof inspection. I am not sure why a home inspector would think this is adequate.

There are some circumstances where walking the roof is impossible but I will always get myself to the eaves. From there I can still see shingles, eaves starter (drip edging), roof substrate and ice and water shield. I also can and have unclogged the downspout!

I own a 40’ extension ladder AND know how to use it!!

Pre inspections can be a liability for agents.
Recent inspection on a 1.6 million dollar pre inspected home proved this point. Buyer was extremely happy that she hired me. Many costly concerns not addressed in pre inspection.
FYI, any roof slopes under 3/12 should have an impermeable membrane installed. This is even more important when you have lots of roof directed onto a small low slopes roof!

This was only one of a few costly concerns.
Roof was not visibly leaking but it will before it’s time.


No ego, just extensive experience.

Not what I thought I would be doing today.
This is the time to stock up on firewood for next season.
Stack in an airy location until September and then move it to your woodshed.
A lot of work but the heat is so nice.
